You probably want to do as many home improvements as possible, with a low budget, for the highest possible return on resale. There are lots of decorative and superficial ways and eco ways at that will create an attractive and modern home for potential house buyers.
These minor renovation projects benefit the environment by reducing the use of energy and natural resources in extraction of materials and production as well as reducing the amount of emissions.
Listed below are some other home renovation tips for your interior projects which you can undertake, they won’t break the bank, don’t encourage consumerism or waste and will help to add to the resale value of your home.
* Paint the walls, ceilings and woodwork in warm neutral colours
One of the least expensive ways to redecorate with maximum effect. This attracts the largest audience and acts as a blank canvas. Avoid pattern! The less colour combinations and fuss the better as the potential buyer will be able to visualise your home becoming their own home much easier.
* Features in the living room and master bedroom
Create focal points, either ones that will stay when the house is sold such as a fireplace or portable like mirrors and artwork.
* Use natural light to your advantage
Natural light gives the illusion of space, so use large mirrors and reflective surfaces like high gloss kitchen door fronts to bounce natural light around each room.
* Upgrade metal elements
Replace the ironmongery on doors, light fittings, cupboards, windows and taps. Metal elements which have a dull aged finish or worse still have rusted can make your home appear worse than it is. Opt for an inexpensive chrome finish, this acts the same as neutral colours on walls and appeals to a larger audience. Ensure that all metal door hinges, knobs and handles are well lubricated to stop any squeaks.
* De-clutter and home organisation
It’s time to spring clean the whole house. So sell, pass on and recycle anything you come across which you haven’t used in two years. Realistically your house will not look exactly like a show house, however with everything neatly organised, you can create the right impressions. Clutter gives the illusion of confined space and that rooms are smaller than the square metres say. Home organisation systems whether built in or portable will not only show potential buyers how space can be used practically, effectively and aesthetically in your home – they will also make your home look larger.
* Buy household plants
Plants add a natural decorative boost to any room, help clean the air and absorb electro magnetic fields produced by your electrical items. Relatively cheap and portable they also help create a sense of wellbeing.
* Keep thinking less is more – don’t over do it
Adding what you think is perceived value to your home through renovation and redesign may be unrealistic compared to local property values. If your home is already worth more than others in the area, any projects you undertake may not make as much of a resale return as you would like. Don’t place your home out of the current market and empty your wallet unnecessarily.
